Can you hold a property before I apply?
No. Our rentals are offered on a first-come, first-served basis with a completed application and payment of required fees. We recommend applying as soon as possible to secure your preferred property. -
What are the move-in costs?
Move-in costs vary by property, but tenants are typically required to pay the first month’s rent and a security deposit before taking possession. Some homes may also require last month’s rent depending on the lease terms. -
Is the security deposit refundable?
Yes. As long as all lease terms are met and the property is returned in good condition, your deposit is refundable. Deductions may be made for unpaid rent, excessive damage, or cleaning costs beyond normal wear and tear. -
When is a cosigner required?
A cosigner may be needed if an applicant doesn’t meet minimum credit or rental history requirements. Cosigners must meet qualifying standards and agree to guarantee the lease. -
How do I apply for a rental?
You can apply online through our website. A completed application, application fee, proof of income, and photo ID are required. -
How do I pay rent?
Rent is typically paid online through our secure Resident Portal. We also accept payments through our paystation network, and in some cases, checks or money orders. Online payments are encouraged for faster processing. -
Can I have a pet in the property?
Each property has its own pet policy. Please review your lease and contact our office before acquiring a pet. Some homes allow pets with pet rent, while others may have restrictions. -
What if I want to move out but my roommate wants to stay?
All tenants are jointly responsible for the lease. If one roommate wishes to remain, they may need to requalify independently or find an approved replacement tenant. -
What should I do when my lease is ending and I want to move out?
Written notice before vacating is required prior to vacating. Please refer to your lease for the required notice period and submit your intent to vacate in writing by the appropriate deadline. -
Who is responsible for maintenance and repairs?
Routine maintenance is handled by our team. Tenants are responsible for submitting repair requests promptly through the Resident Portal. Damage caused by negligence or misuse may be billed to the tenant.
